Annual maintenance and repair inspections of Pyrmont Bridge in Cockle Bay, Sydney, used to take two weeks to carry out. But inspection times have been significantly shortened, and costs reduced, by implementing an IBM TRIRIGA solution for the bridge.

Regular inspections of Pyrmont Bridge are managed by commercial real estate services firm CBRE, which uses the IBM TRIRIGA platform for facilities and asset management projects throughout the Sydney CBD.

Integration experts Trixi Building Solutions used CBRE’s existing TRIRIGA licences to tailor a solution for the bridge. In addition to eliminating licensing and support costs for both legacy inspection applications and BIM software, the solution has created efficiencies by allowing mobile tablets to be used for inspections and facilitating real-time information capture.

Benefits of TRIRIGA implementation

Opened in 1902, Pyrmont Bridge is one of the world’s oldest surviving electrically operated swingspan bridges. Consisting of a steel truss swingspan with timber truss approach spans, the bridge was originally built to carry motor vehicle traffic. In 1981, it was reclassified for pedestrian and bike traffic only.

As heritage-listed infrastructure, the bridge has traditionally required intensive periods of inspection annually. Because it doesn’t conform directly to a typical building structure, CBRE was required to check every element of the bridge closely.

With support from Trixi, CBRE extended the standard Facility Condition Assessment functionality in TRIRIGA to create Building Inspection items and record inspection histories for each element of the bridge. A combination of the TRIRIGA location hierarcy, asset hierarchy and Building System Item (BSI) hierarchy now provides a dynamic, multi-dimensional spatial view of the bridge that allows for simplified task management processes to be applied.

Trixi also developed an inspection application on the TRIRIGA UX framework to enable users to complete the inspections of the bridge efficiently and accurately by using mobile tablets. By using a real-time FCA app, information can be viewed immediately, thus eliminating confusion and redundant inspections.

Results of the inspection can be viewed and analysed by using TRIRIGA reporting dashboards that identify what maintenance and repair work should be prioritised.
